At the time of this writing, September 8, 2019, resale sales activity for the last three months reflect sales prices from $255,000 to $342,000 with a median price of $279,000. Of the 41 properties currently listed, none are represented asĀ  short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $196.00 per sq. ft.

Sun City Aliante Las Vegas is an age restricted, 55+, retirement community, located on 1,000 acres in North Las Vegas in the northwest part of the valley. It is east of Decatur, bordered on the south by Elkhorn drive and on the north by Teton Drive. The northern segment of the Las Vegas Beltway is just south of this project. It is typical of many of the other Sun City communities inside the valley and across the country. Homes are all single story and are built around and in the proximity of the Aliante Golf Course. Common area amenities include tennis courts, bocce courts, recreation center with indoor pool, spa, exercise room, billiards room and several multi-purpose rooms. The terrain is flat with some unique views of the Mt. Charleston area as well as views of the Sheep Mountains to the north.

The January/February 2007 issue of “Where to Retire Magazine” rated Sun City Aliante #3 out of the top 100 places to retire. I would have to say that since 2007, Sun City Aliante has become an even more attractive option given the lower prices, substantially lower than the 2007 prices.

The elevation at Sun City Aliante ranges from 2,246 ft. to 2,292 ft. above sea level.

A large shopping center is now completed at Aliante. The new Station Casino, Aliante Station is open. It is literally walking distance from many of the homes here. The commute to the airport/university area, I have been told, is 18 miles. This seems somewhat optimistic. Prices here are somewhat lower than similar newer product in Sun City Anthem and Siena.
