|Resales for the last 90 days, as of February 7, 2021, reflect 540 sales of free-standing homes sold ranging from $268,000 to $14,500,000 with a median price of $510,000. Condo and townhome resale prices ranged from $162,000 to $1,050,000 with a median price of $317,000. Of the 207 properties currently listed, one is represented as short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $309.00 per sq. ft.|
This is by far the largest planned community in the Las Vegas Area at 22,500 acres ranging from Cheyenne Ave at the northern end to just south of Russell Rd. On completion it will include 30 separate and distinct villages with over 64,000 homes and a projected 160,000 residents. It features parks, pools, ball fields, tennis courts, walking trails, schools, hospital, golf courses, commercial centers, shopping centers and 22 public and private schools . There are presently 150 miles of trails and over 100 parks, 12 of which are considered major. There are 17 villages finished or under construction including “The Ridges”, “The Vistas”, “The Paseo”, “The Mesa ” and “Summerlin Centre Village” which are in the process of development. The initial construction was to the north with the current construction farther south, south of Sahara and West of Hualapai. The newest village under construction is The Summit. It is 555 acres in size with 184 custom home sites. The next village will be west of the 215, north of Lake Mead and South of Cheyenne. This village called Reverence will be farther north and west than any of the previous development. It will be directly west of Sun City Summerlin. With its many amenities Summerlin is a popular choice for families. The elevation at Summerlin, for the presently developed and developing areas, ranges from 2,500 ft. to around 3,500 ft. above sea level. The higher elevations are west of the I215.
Summerlin Centre Village is the largest, by far, mixed use development in this area. It will ultimately be home to a 2 million sq. ft. regional retail center, a series of grand public plazas that will be home to cultural performances and community celebrations, a non-gaming hotel and a wide variety of dining and entertainment options. The construction of residences here will be much higher density that anything yet built in this community. This “new urbanism” concept is also the driving force in Inspirada currently under construction in Henderson. Summerlin Centre will feature free standing homes, condos, mid rise condos and condos over retail, all presumably within walking distance of entertainment, shopping, and even possibly employment. Summerlin Centre project has been delayed for several years, but now looks back on track, at least with respect to the commercial/retail area just to the south of The Red Rock Station Casino. The projected Summerlin Centre shopping area is now open.
Note: This has been a highly desirable planned community with homes increasing in value, over the years, at an even higher rate than the average in the Las Vegas Valley.
