|At the time of this writing, January 7, 2019, the sales activity for resale free-standing homes for the past 3 months reflects 28 homes sold at prices ranging from $229,000 to $420,000 with a median price of $274,000. Of the 35 properties currently listed, none are represented as short sale or bank owned/foreclosure. Resale free-standing homes have a median asking price of $169.00 per sq. ft.|

The Greens at Stallion Mountain
This is the only sub-community inside Stallion Mt., outside of age restricted, that has its own common are amenities including pool, spa, clubhouse and exercise room.
Stallion Mountain is located just off East Flamingo past Boulder Highway. This golf course community is 5 miles from The Strip and Flamingo. It is “close in”, particularly for newer construction, with great proximity to the airport, strip, hospitals and shopping. The housing here is relatively inexpensive for a golf course community. One unique characteristic of Stallion Mountain is that the golf course surrounds the community as opposed to most golf course communities where the opposite is the case. The elevation at Stallion Mt. is roughly 1,670 ft. above sea level. The golf course has been through a bankruptcy, but it is now functioning.
Solera at Stallion Mt., an age restricted community, is the only community still selling new in Stallion Mt. Blackhorse at Stallion Mt. is a condo community just outside of the gates at Stallion Mt. but adjacent to it. Some of these condos look out at the golf course.
There is some downside. On the southeast and northeast perimeter of the community are the two local waste treatment plants, one city and one county. I have sold many homes here with full disclosure as to these plants. In truth, none of my clients have represented any problems with this. If you view the community with my map link above, you can see the waste treatment plants, again, at the northeast and southeast perimeter. The communit is next to some older product, but is substantially buffered as described above. There are 4 separate neighborhoods/communities already built here. “The Links” homes range from 1,190 sq. ft. to 1,619 sq. ft.. “The Fairways” range from 1,531 sq. ft. to 2,300 sq. ft.. “The Enclave” range from 1,607 sq ft. to 2008 sq. ft.. “The Greens” range from 2,476 sq. ft. to 2881 sq. ft.. William Lyons has built and additional community here called the “The Enclave”.
Sales have been strong over the last couple of years at Stallion Mt. That strength reflects pricing here which is somewhat lower that for comparable product, by the same builder, built elsewhere. The proximity to the center to town, strip/airport area is also a factor.
Blackhorse at Stallion Mt. is a condominium complex located in the northwest corner of the community. Units range from 960 to 1196 sq. ft. Some units have golf views.
The golf course and country club came first. It was not affiliated with the builders.
