|At the time of this writing, November 7, 2018, the sales activity for the past 3 months reflects prices ranging from $265,000 to $675,000 with a median price point of $440,000. Of the 37 properties currently listed, one is represented as a short sale or bank owned/foreclosure. Resale homes have a median asking price of $248.00 per sq. ft.|

Siena is located in southwest Las Vegas, approximately 15 min. from the airport and strip. This is an age restricted, 55+ guard gated community that has around 1800 homes. Homes here range in size from 1250 sq. ft. to over 3,000 sq. ft. Amenities include 18 hole golf course, community center (see above), exercise facility, tennis courts and waterscape. Click here for more information about golf at Siena. The pool, exercise area is beautiful. The main community center is elegant. It is by far the best, given its size, of any of the local age restricted community centers, in my opinion. The same applies to its sports and fitness center. Siena’s direct local competition is Sun City Anthem, which opened around the same time. Prices at Siena are slightly higher for comparable product. Siena is distinguished by being smaller with just over 1,800 homes as opposed to around 7,000 at Anthem and by being guard gated, which Anthem is not. There are several electronic gates providing entry also. Siena was built by Sunrise Colony Corporation which also built most of the homes in Red Rock Country Club.
Update as of May, 2017. There are issues as to the Siena golf course. The present ownership group represents that they are losing 300k a year presently, operating this course. They are threatening to close the golf course and develop, or sell for development, the golf course area. One potential solution, apparently, would involve an increase in resident fees of $12.50 a month to supplement the course operation. Nothing is resolved at this point. Siena is at some altitude from the center of the city, however the flat terrain does not allow for much in the way of a view from most lots, unless the lot is on the golf course. The elevation at Siena ranges from 2,713 ft. to 2,850 ft. above sea level.
There are two basic areas of Siena, Las Vegas. One is north of Tropicana with the other area south. Both have separate entry gates, one guard gate and one electronic gate for the north side and one guard gate for the south side. Some prefer the north side as it is closer to the common area amenities. There are some rather large power poles that run along the western boarder and homes that back to or are close to this are, on average, not as desired.
