At the time of this writing, January 10, 2019 resale list prices average $337 per sq. ft.. HOA fees range from .30 to .50 per sq. ft. depending on size of unit. Four properties have closed over the last 6 months at prices ranging from $476,000 to $725,000 and at sizes ranging from 2,520 to 3,151 sq. ft.
This complex is located on east Desert Inn Rd. a little less than one mile from the Strip. It is directly across the street from the Wynn/Le Rev Golf Course. Most all the units here face to the south and have views of the course and the strip. 71 units were built ranging from 877 to 5,467 sq. ft. This is definitely Clark Kent and Lois Lane territory with a heavy art-deco look. This was the first loft style development in this area. Homes feature high ceilings, 11 ft. standard and some up to 20 ft. Amenities include fitness center, individual storage facilities, guest parking oversized swimming pool, lush courtyard, wine cellar and concierge service. This was one of the first of the newer high-rise communities. It started selling, I believe, in 2001 and after some construction delays, the first residents occupied in 2005. Architecture and size set this development apart from the other newer high-rise developments in the area of the Strip. The views from most individual units are uniquely great, positioned for great strip and golf panoramas. The ingress and egress here is a little tricky off of Desert Inn, but this development looks to offer some of the best buys of all the newer high-rise communities.
