Latitude in Summerlin
Latitude in Summerlin is one of three recently projected, smaller age restricted options in the Las Vegas Valley. At present there is only the projected time frame of the destruction of the Westmark’s Montechiro, the failed project that proceeded Latitude at this location.
This new community is scheduled to have a grand opening Summer, 2017.
It will be built on 52 acres. There will be 358 attached one and two story homes. Some will be built conventionally, side to side and some will be what the builder refers to as “vertical duplex homes”, one over the other with a private entry lobby and elevator to the second story unit. The builder, Newport Pacific, represents that these homes will be of “sleek, glass heavy, desert contemporary style emphasizing natural light and indoor-outdoor living”.
Those built side by side are represented to be on a greenbelt and they will offer guest casitas with private entrances. There is also projected to be a 14,000 sq. ft community center with all the usual bells and whistles. So far they represent pools, fountains, fire pits, cabanas, indoor lap pool, sauna, a yoga pavilion, event lawn and a living room for coffee and conversation.
The location is in Summerlin directly across Town Center Blvd. from Siena, another, larger, built-out, age restricted community. This is generally regarded as a prime Summerlin location.
Home sizes are projected to range from 1,850 to 3,000 sq. ft. with prices starting in the mid $300,000’s. this development does look like it may very well be unique, compared to other local age restricted options. The builder represents that it will have a “hipper, cooler vibe”.
