Regency at Summerlin is the second of two truly new age restricted communities in this area with the other being Heritage at Cadence.  This new development, built by Toll Bros. is towards the south end of Summerlin, just south of Sunset Rd. and just off of Hualapi. It will be in the very southern edge of Summerlin in the new “Cliffs” village.

Update: Regency has been selling new since 2016.

Approximately 425 homes are scheduled to be built. Amenities include a 16,000 sq. ft. “amenity center” with an indoor lap pool, outdoor pools, tennis courts and clubhouse. There is a guard entrance, for guests and residents, and an electronic gate for residents only.  Two tennis courts, two bocce ball courts and six pickleball courts are additional amenities. Here is the thing with respect to gates. A gate of any kind provides a level of additional security. A community with only a guard gate provides quite a bit more. With a hybrid community like this with both a  guard gate and a electronic gate, the guard gate, in my opinion, becomes largely cosmetic. I live in a gated area of 236 homes. There are often cars waiting at the gate to follow someone through.

There are 3 collections of homes for a total of 9 models and with all models having 3 potential exterior elevations. Sizes range from  1668 sq. ft to 2398 sq. ft. Base prices, at the time of this writing, range from $476,995 to 618,995. Lot premiums range from 0 to $25,000. When you look at the models, just about everything you like will be an upgrade. One of the larger models, The Marble Bluff, does have a casita option in place of a tandem garage so with the casita, that could make this the largest home available.

This will be a much smaller community than say the almost 8,000 homes of both Sun City Summerlin and Sun City Anthem, but this is truly a welcome addition to the age restricted options available locally.

First impressions. Nothing close to like it in the valley in age restricted and I mean that in a good way. The models are spectacular, but keep in mind that they are massively upgraded. The contemporary styling is like nothing else in local age restricted communities. Some of the models have 15 ft. and 16 ft. ceilings in some of their living areas which is unheard of in past age restricted in this area.  A couple of the models have beamed ceilings, another first locally. The topography is better than I anticipated with some terracing to the lots as well as it has a sort of nestled in the mountains feel with mountains fairly close to the west and south. See the model photo to judge how close the mountains are.

Now the downside. You really are going to have to like it a lot to justify the pricing. For example new homes at Heritage at Cadence (also new age restricted) top out at just over $400,000 for 3,204 sq. ft with most all the model upgrades included. Now this is Summerlin and Cadence is not, and that will make all the difference to some folks, this I understand. As another example, even a nicely upgraded and maintained 2,400 sq. ft home in Sun City Anthem could sell for around $420,000. Secondly, even though is is close to the mountains on two sides, there will be other smaller developments of non-age restricted on all sides. Some of these non-age restricted homes will likely be two story.

View lots? Good question. Some of the lots in particular areas could have some views, probably between houses. Before construction it can be deceptive. A terraced high side lot could look like, even with a home below, that views could very well be maintained. I know from experience you really have to be high up to maintain much of the views. By this I mean if you are say 15ft. higher than the lot below your views could be totally compromised. Just a word of warning.

Overall, boy it is tempting, probably more than tempting for some folks.

Also, just in case you are not aware, on new construction the onsite sales agents do not represent you, they represent the Seller/Builder only. For that reason you may want to be represented by your own agent. Traditionally the Builder would pay your agent, on your behalf, at no additional cost to you.
