This is a showcase of a few of the currently listed units at the Trump Tower, Las Vegas.
Resale list prices range from $346 per sq. ft. to $774 per sq. ft. and average
$537 per sq. ft. at the time of this writing, October 24, 2011. HOA fees vary a
great deal, depending on the size of unit. I see an average of around .85 per
sq. ft. Resales over the last six months reflect 12 units sold at prices
ranging from $150,000 to $373,750.
A total of 357 units have closed as of this date. This represents 20 new units
sold since January, 2011. New units range from 550 sq.
ft to 3,000 sq. ft and are priced from $172,900 to $2,800,000.
The first Trump Tower is 64 floors and has 1,282 hotel-condominium units
including 880 studio and 352 one bedroom suites on the 16th through 59th floors
and 50 deluxe one, two and three bedroom penthouse suites on the upper five
floors.
Homes sizes range in size from 550 square feet for a studio up to 3,000 square
feet for three bedroom. The project will be a condo-hotel. Owners can elect to
have their units rented out when not in use through the Hotel operations or an
outside agency. The first units have closed and a number of resales are
available (see link above).
Unit amenities will feature plasma televisions, European-style kitchens,
sub-zero appliances, owner lock out closets, floor to ceiling windows and large
bathrooms with custom-designed vanities, twin sinks and marble countertops.
Master bath also includes a spa tub. Entryways and bathrooms will feature
Italian marble floors.
Development amenities include valet parking, on site security staff, private
spa, outdoor pool, sundeck, poolside bistro, health club, steam room & sauna,
gourmet restaurant, business center, 24 hr concierge service, conference/meeting
facility and on site security staff.
There is a hold presently on the 2nd tower. No pre-sales at this time. Donald
trump got a lock on construction prices for the first tower in 2005. It is estimated
that his construction costs on the 2nd tower will be 60% higher than for the
first. Much will probably depend on the time frame for the $6 billion version of
New York City's Plaza Hotel complex planned for a neighboring 34.5-acre parcel on
which the demolished New Frontier once stood. This property is adjacent to
Trump's, on the Strip.
Other condo hotel options include Platinum, MGM Grand Residences Turnberry,
Palms Place, Vdara at City Center and possibly The Cosmopolitan.
This is a caveat I would apply to all those local high-rise communities still
selling new. There may be some jeopardy here. See my concerns on my
