The Heritage at Cadence
New Las Vegas, Henderson Age Restricted Community
Heritage at Cadence is being built in the new Cadence master plan in Henderson, Nevada. This master plan is just north and east of the intersection on Lake Mead Dr. and Boulder Highway. Heritage at Cadence will feature a collection of 20 distinctive floor plans, in four neighborhoods ranging from approximately 1,808 to 3,204 square fee. Heritage will also feature Lennar’s “Everything’s Included” package with many upgrades like granite counter tops, raised-panel maple cabinetry, home automation and much more. Their grand opening was January 30. At this moment they show three sets of 13 models of free-standing homes at prices from $350,900 to just over $457,990. Duplex homes are also available ranging in size from 1,893 to 2,064 square feet and priced from $294,990 to $309,990. These homes are big. The 3,204 sq. ft. home will be the second largest age restricted home model available in the Las Vegas area. It is a monster, by local age restricted standards.
I did attend the grand opening. These are my observations. The homes are big, with the smallest free-standing home 2,023 sq. ft. Also several of these floor plans are what they call “dual family”. They feature a truly separate living area with bedroom and kitchen/living area and in one case, even separate laundry facilities. They feature much larger than the standard 6ft. sliders, which opens the view to the rear yards considerably. The two story home modeled had a large separate living area upstairs. The lots seem small but are fully fenced to the rear. All homes I viewed featured very open floor plans with large kitchen areas and very large islands. The base prices include almost all the observable features of the models other than the flooring and kitchen back-splash’s. The cobblestone work in the driveway’s, entry way’s and rear patio’s is included. The location within the community is very close to Tuscany, a newer guard gated golf community. That proximity is, I think, a good thing. See the model home photo. This represents what should be catnip to RV owners, an RV sized garage, 43+ ft. deep.
The 20,000 square-foot recreation center is now open with an indoor lap pool, craft rooms, billiards room, game room, a grand ballroom, multi-purpose rooms and a cafe. Residences can also enjoy a fitness center, along with an aerobics studio. Again per Lennar,outdoors, residents can enjoy the beautiful pool and patio with gorgeous views of the surrounding mountains. There are also several bocce ball and tennis courts, as well as horseshoe pits for gathering with neighbors. An outdoor BBQ provides a great meeting place for various community events.
This will be a guard gated community with around 970 homes in all, per the Lennar information. They will be basically single story with some having a partial second floor addition. Looks to be an interesting option. There is not much in the way of new construction in age restricted locally. The other new age restricted community that will open around the same time frame is Regency at Summerlin.
The general area contains both older and newer housing. To the east is Tuscany and Lake Las Vegas. In the immediate area to the south and east, in particular, is some older housing. That could be concern for some. I would advise looking the area over carefully, in all directions.
