Sun City Solera

Solera at Anthem is one of five Sun City developments in the area. It is located just south of Sun City Anthem in the southeast part of the valley. The land this community is being built on was originally part of the proposed development of Sun City Anthem. The present information is that it will have approximately 1,750 homes upon completion.

Free standing homes at Solera at Anthem range from 1140 sq. ft. to 1771 sq. ft. All homes are single story and either two or three bedrooms. Pulte/Del Webb has recently sold out of free standing homes in this community. Resales only are available at this point. Villas are still available new, see below. Resale sales activity over the last 3 months, as of May 3, 2008, reflects prices from $160,125 to $295,000. Of the 48 properties currently listed, 6 are represented as short sales or bank owned/foreclosures.

Solera at Anthem has recently added another home option. Single story attached townhomes are now available in what is to be a separate gated area. Two models are available at 1,519 sq. ft and 1,590 sq. ft. Base prices are $269,990 and $279,990 respectively. The homeowners here will have access to all the common area facilities of this community. This product is unique. Not only for age restricted, but even outside of age restricted nothing is available in new product like it, not in a single story. There are presently some nice financial incentives on new homes (villas) for sale here. There are currently less than 16 new villas remaining

Tennis courts and bocce ball courts are in place with the community center also now completed. The community center includes club rooms, billiard room, pool and exercise room. This will not be a golf course community. Note: All homes sold at Solera will have an L.I.D. fee in addition to the community association fees. Right now one of the incentives on the new home purchases is that Del Webb will pay of the L.I.D fee for you. The elevation at Solera at Anthem ranges from 2,880 ft. to 2,960 ft. above sea level.
