Sun City Anthem is the second largest age restricted community in the Las Vegas Area. As of February 20, 2007 over 6,800 homes have been completed. It is located in the southeast, in Henderson, south of Lake Mead Blvd and straight up Eastern Ave (south).

Homes range from just under 1200 sq. ft. to over 3,000 sq. ft. Base prices of the current models, as of May 3, 2008, run from $375,990 to $544,990. Sizes of new homes range from 1,8,40 sq. ft. to 3175 sq. ft. Note that the smaller floor plans, up to 1,830 sq. ft are now sold out, excepting for any cancellations, and available resale only. Smaller resale homes are available including some "patio style" attached. Note that the builder, at this point in time, has announced some substantial incentives on all sizes of homes in this community. Call me or email me for more information. There are less than 30 homes out of 7,164 left to sell. The base prices have become almost irrelevant at this point in time with all the incentives given. Amenities include one very large community center, two completed golf courses and tennis courts. More facilities will be added as the community continues to grow. An additional community center is now finished with woodworking shop, billiard room and a stadium seating performing arts theater. The golf courses are not owned by the homeowners, but green fees for residents are less than for the general public and residents have a priority on tee times. Infrastructure is developing, especially along Eastern. This includes a recently completed Henderson St. Rose Dominican Hospital. The elevation at Sun City Anthem ranges from 2,580 ft. to 2,975 ft. above sea level.

At the time of this writing, May 3, 2008 the resales for the previous three months reflects sale prices from $200,000 to $835,000 with a median price of around $325,000. Of the 226 properties currently listed, 29 are represented as short sales or bank owned/foreclosures.

As of March 15, Sun City Anthem has less than 30 new homes to sell before the project is completed. It is estimated that they, Del Webb, will be sold out in the first half of this year.

Note: Originally planned to include over 9,000 homes and 3 golf courses, the new development plan will be for 7,164 homes with 2 golf courses. The 75,000 sq. ft. community center is in place as well as a second center of approximately 30,000 sq. ft A third will be built. The land freed up the above mentioned downsizing is being used to build a separate new smaller age restricted community, Solera, as well as some non age restricted housing which includes Anthem Highlands and Mederia Canyon and Club Mederia

Del Webb represents that Sun City Anthem and Sun City Aliante will be the last two active adult Del Webb golf course communities. All future active adult Del Webb communities will not have golf courses. Note that Solera at Stallion Mt. does have proximity to the Stallion Mt. golf course, with some homes on the course, but the course itself is a private country club type facility.
