Sun City Aliante

Sun City Aliante is located on 1,000 acres in North Las Vegas in the northwest part of the valley. It is east of Decatur, bordered on the south by Elkhorn drive and on the north by Teton Drive. The northern segment of the Las Vegas Beltway is just south of this project.

The January/February 2007 issue of "Where to Retire Magazine" rated Sun City Aliante #3 out of the top 100 places to retire.

There are 5 models still available for sale ranging from 1140 sq. ft. to 1,716 sq. ft. Base prices at the time of this writing, May 3, 2008 range from $246,990 to $298,990, options and lot premiums not included. The two largest floor plans the Helena at 1,920 sq. ft and the Coronado at 2,105 sq. ft are sold out, available resale only. Financial incentives are available on homes started but not yet sold. The base prices now are almost irrelevant. E-mail me or call me toll free for more information. It would be wrong to look at these base prices as the final word. I have been able to get every single one of my clients, for the last several months, substantial discounts off these prices. Call me or email me for more information. Never seen the deals so good. At the time of this writing new homes remain for sale in this community.

Front and back yard landscaping is included in the base price. Additional standard features include low E windows and 12" tile floors in kitchens. All homes are free standing with no attached "villa style" homes available. The 18 hole championship golf course (the green area in above graphic) is a public facility. Del Webb represents that Sun City Anthem and Sun City Aliante will be the last two active adult Del Webb golf course communities. All future active adult Del Webb communities will not have golf courses.

The elevation at Sun City Aliante ranges from 2,246 ft. to 2,292 ft. above sea level.

At the time of this writing, May 3, 2008, resale sales activity for the last three months reflect sales prices from $149,900 to $337,500 with a median price of around $190,000. Of the 46 properties currently listed, 17 are represented as short sales or bank owned/foreclosures.

A large shopping center is well underway at Aliante and should be completed late this summer, 2006. The commute to the airport/university area, I have been told, is 18 miles. This seems somewhat optimistic. Prices here are somewhat lower than similar new product in Sun City Anthem and Siena. Let me know if you need any more information. Note: Aliante will have some fees not normally associated with this type of product. In addition to the community association fee for Sun City Aliante of $180.00 a quarter, there will also be a $34.00 a month fee for the Aliante master plan as well as a possible S.I.D fee. This Special Improvement District fee is an assessment that will attach to every home and will be paid off over a period of approximately 20 years. This is to pay for roads, parks etc. in Aliante. The Aliante master plan includes a large non-age restricted area also. Note that lately, the builder has been paying off the S.I.D. fee as an incentive to purchase. Also, on homes currently under construction or otherwise, additional financial incentives have been available.
