Las Vegas Real Estate - The Southwest
Broadly defining the southwest, it would extend west of the I15 and south of Tropicana.
West of I-15 on either side of Blue Diamond Rd. you will find nothing many custom homes on acreage or undeveloped land. This is a checkerboard of homes and vacant parcels. North of here is Spanish Trails, an exclusive gated community. Directly west of I-15, on Sahara, east and west of Rainbow are what are referred to locally as sections 10 and 11. Beautiful custom homes located here on large lots, with the additional advantage of being close in. Farther west is "The Lakes" Southern Nevada's first man made lake community. Note: A newer planned community, Southern Highlands, is mostly finished with a few builders still active.. It is located north of Lake Mead Ave. and east of the I15. The golf course and country club in "The Estates at Southern Highlands" are private. The newest planned community in this area is Mountain's Edge. It is well underway with over 20 builders currently selling. Rhodes Ranch is a guard gated golf community in the far western edge of this southwest area. The prices in the southwest tend to be somewhat lower than Summerlin, but higher than in the north and eastside, excepting Henderson.
The areas on both sides of Blue Diamond Highway feature many custom homes on acreage. Not too many years ago, the area was almost exclusively customs. Builders have intruded into some of these areas with planned communities and other tract style developments. There are still areas that do still retain a more rural feel.
