This 2,300 acre master planned community is actually two communities in one. The south end, "The Estates" features the Southern Highlands Golf and Country Club. The south end is "The Villages at Southern Highlands".

The south end (see photos above) features "The Villages a Southern Highlands". This planned community is winding down with respect to new home sales.

There are 12 floor plans available in two separate communities. Base prices, at the time of this writing, August 18, 2010 range from $138,950 to $3,294,990 with sizes ranging from 1,350 sq. ft. to 6,486 sq. ft. Southern Highlands is planned to include a trail system, public and private schools, shopping venues, restaurants, and medical facilities. Parks will encompass more than 50 acres. The elevation at Southern Highlands ranges from 2,313 ft. to 2,506 ft. above sea level.

As of August 18, 2010, the resale sales activity over the last 3 months reflects 156 properties closing escrow, ranging in price from $100,000 to $6,000,000 with a median price point of $190,000. Of the 187 properties currently listed, 112 are represented as short sales or bank owned/foreclosures. Very heavy sales here over the last few months. Resale homes have a median asking price of $95 per sq. ft.

The south end of Southern Highlands "The Estates" features custom home sites and luxury residences, all behind a guard gate. "The Enclave" is here also consisting of 14 custom home models built by Christopher Homes. The Southern Highlands Golf and Country Club is an equity membership club and one of the most expensive in the area. The golf course is a real beauty and was designed by Robert Trent Jones, Sr. and Robert Trent Jones, Jr. - one of four courses in the world that can make that claim.

The infrastructure is is developing with a new shopping center now open at the north end of the development. The commute to the airport and the center of the strip will be convenient, probably no more than 15 to 20 minutes.
