Las Vegas age restricted community

Solera at Stallion Mt. is one of the newest age restricted communities in the Las Vegas area. It opened for sale as of July 2005.  At total of 840 homes are expected to be built. This will make it the smallest of all the Pulte Dell Webb communities in this area. It will have all the bells and whistles of other Pulte age restricted product, just on a smaller scale. Included will be recreation center, pool, tennis courts and bocce ball courts It will be gated which will be new for Plute Del Webb. There is in fact a guard gate at the entrance to Stallion Mt. Once inside the main Stallion Mt. gate, there will be a second gate into Solera at Stallion Mt. All the communities in Stallion Mt. are in the proximity of the private Stallion Mt. Country Club. This will soon be the only local Del Webb senior community still selling new homes. The golf course at Stallion Mt. and its associated facilities have gone into bankruptcy. Its future is unknown but it is my understanding that the land the course is on is zoned only for golf course or greenbelt.

New home base prices, at the time of this writing, August 18, 2010, range from $134,990  to $180,990 with homes available from 1,155sq. ft. to 1,716 sq. ft.  These base prices represent substantial price decreases from May, 2007. For example the 1,155 sq. ft plan was base priced at $234,990 then down to $134,990 now.  Call me or email me for more information.  There are now a few resales here, see the above link. Resales over the last 3 months reflect sale prices ranging from $99,000 to $215,000. Resale free-standing homes have a median asking price of $117 per sq. ft.

 Some golf course lots are available. Solera at Stallion Mt. opened for sale, July 2005. The elevation at Solera at Stallion Mt. is roughly 1,670 ft. above sea level.

 There has been, over the years, some prejudice towards this area on the east side, but I think that many buyer's see the relative security of the project as well as the proximity to the strip/airport area as being a big plus. This is also the only  age restricted community in the valley selling new free standing homes.

I have previously figured the distance from the main gate at Stallion Mt. to the center of the strip at Flamingo and Las Vegas Blvd. to be 5 miles. This will make this community the most centrally located of all the Pulte/Del Webb communities, closest to the airport/strip area. It is located east of Boulder Highway off of Flamingo, on the east side of town.  If you would like more information on this community please email me or call me.
