Silverstone Ranch

This development is located is located in the far northwest, north of the I215 and off of Buffalo. The original builder couldn't get the project off the ground a few years ago and sold out to Pulte. Pulte has turned this project into a beautiful master planned golf course community.

There are 3 collections of homes (including one community of townhomes) with 12 floor plans to choose from. Homes run from 1,321 to 3448 sq. ft. Golf course home sites are available (see photo above). Note that only one collection of homes is still selling new. Prices for these new homes, at the time of this writing, May 3, 2008, range from $416,990 to $459,990. New home sizes range from 3,064 sq. ft. to 3,448 sq. ft. Incentives (discounts) on these homes are now as high as $50,000.

I did a quick analysis of the pricing at Silverstone Ranch compared to comparable Pulte product in Summerlin. The Silverstone Ranch properties run around 12 % less, base price, than comparable product by the same builder in Summerlin.

Resales prices in Silverstone Ranch for the last three months as of May 3, 2008, ranged from $190,000 to $600,000. Of the 93 properties currently available, 57 are represented as short sales or foreclosures.

The elevation at Silverstone Ranch is roughly 2,400 ft. above sea level. There are now some good opportunities in both resale and new homes at Silverstone Ranch. Infrastructure such as shopping and groceries is now very close. If you want a golf community and are on a budget, this community may be a good bet.

Community amenities will include greenbelts, 6 acre family park, walking trails, picnic areas and tennis courts.

The Silverstone Golf Club offers a total of 27 holes with different 9 hole layouts. It also features a driving range, putting green and short game areas. The club has an 34,000 sq. ft. club house with a full service grill and restaurant. Homeowners at Silverstone Ranch enjoy a discount on Silverstone Preferred 200 membership and monthly dues.

Wyeth Ranch is another Pulte development in the northwest. This is a gated community featuring homes on oversized lots. Homes here run from 2,616 to 3,816 sq. ft. These homes are somewhat less in price than at those at Silverstone Ranch. Wyeth Ranch has now sold out.
