Siena is located in southwest Las Vegas, approximately 15 min. from the airport and strip. This is a guard gated community that will have around 1800 homes upon completion. Note: This project is very close to selling out with only a few homes left. Homes here range in size from 1250 sq. ft. to over 3,000 sq. ft. Amenities include 18 hole golf course, community center (see above), exercise facility, tennis courts and waterscape. The pool, exercise area is beautiful. The main community center is now finished and is elegant by any standard. It is by far the best, given its size, of any of the local age restricted community centers, in my opinion. The same applies to its sports and fitness center. Siena's direct local competition is Sun City Anthem, which opened around the same time. Prices at Siena are slightly higher for comparable product. Siena is distinguished by being smaller with just over 1,800 homes as opposed to around 7,000 projected at Anthem and by being guard gated, which Anthem is not. Siena was built by Sunrise Colony Corporation which also built most of the homes in Red Rock Country Club.
Siena is at some altitude from the center of the city, however the flat terrain does not allow for much in the way of a view from most lots, unless the lot is on the golf course. The elevation at Siena ranges from 2,713 ft. to 2,850 ft. above sea level.
| At the time of this writing, May 3, 2008, the sales activity for the past 3 months reflects prices ranging from $185,000 to $600,000 with a median price point of around $335,000. Of the 77 properties currently listed, 8 are represented as short sales or bank owned/foreclosures. |
