At the time of this writing, January 5, 2012, the sales activity for the past 3 months reflects 37 free-standing homes sold at prices ranging from $122,500 to $1,999,999 with a median price of $244,000. Of the 71 properties currently listed, 39 are represented as short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $115 per sq. ft.

I don't know if the number is right at seven, but this is quite hilly terrain. The rise in elevation from the entrance to the top of this development is considerable. This community is located in the southeast, adjacent to Sun City Anthem. There are 10 separate and distinct communities here as well as 4 custom home areas. This provides for many housing options from multi-million dollar homes to rather modest production homes as well as condos. Many of the custom homes as well as some of the production homes are on the golf course or set above it. There are 3 very nice parks in Seven Hills as well as several park like walking trails. In my opinion, no other planned community offers more in the way of common area amenities. The Rio Secco Golf Course has been an area of contention. As I understand it, the original developer of Seven Hills sold the golf course to the Rio Hotel. Some home owners felt that it was represented to them that they had some sort of golf privileges at the time of their purchase. After the sale some homeowners went to court to resolve this issue. As of this writing, it is my understanding that the court has ruled that yes the residents can play, but the green fee will be $300.00. Aside from this, it is a beautiful community. The developers represent that 1/3 of the land here is open space. It is built on 1,200 acres with over 3,000 homes. The elevation at Seven Hills ranges from 2,400 ft. to 2,611 ft. above sea level.
