Rhodes Ranch is a 1,500 acre planned golf course community located in the southwest part of the Las Vegas valley. Homes built here surround a 18 hole Ted Robinson designed golf course. A total of 9 builders have been represented at Rhodes Ranch with only Rhodes Homes continuing to build. Rhodes offers several collections of homes. 2,800+ homes have been built, at the time of this writing, at sizes ranging from 1,467 to 7,964 sq. ft. The first homes were occupied in 1998 and the building continues.

At the time of this writing, August 18, 2010, new home sizes range from 1,467 sq. ft to 3,431 sq. ft. and base prices range from $192,990 to $334,990. The "Irons" subdivision is all single story homes, somewhat unusual in this marketplace. Dunhill Homes is now the builder of record in Rhodes Ranch. They offer a similar single story development in Tuscany. The elevation at Rhodes Ranch ranges from 2,665 ft. to 2,800 ft. above sea level.

As of August 18, 2010, sales activity for resale homes for the last 3 months reflects sales from $115,000 to $465,000. 52 homes sold during this 3 month period. The median sales price was around $224,000. Of the 36 properties currently listed, 16 are represented as short sales or bank owned/foreclosures. Note that these sales reflect only those areas of Rhodes Ranch that are behind the guard gate. There are other communities that use the name "Rhodes Ranch" but are outside the gate and do not share in the ambience of this community or the common area amenities. Resale free-standing homes have a median asking price of $105 per sq. ft.

The golf course, as I understand it, is a privately owned public access facility. There are no equity or social memberships involved. Local residents receive a discount on golf. There is a 35,000 sq. ft recreation facility called the R-Club that is quite impressive with exercise areas, indoor basketball and racquetball courts, four tennis courts as well as other common area facilities. There has also been the recent addition of a water park. It is one of the few communities of its kind outside of age restricted with this level of common area amenities. The use of the common area amenities is included in the association fee. Tuscany, on the east side, built by Rhodes, with current construction also by Dunhill Homes, has similar amenities. The elevation at Rhodes Ranch ranges from 2,665 ft. to 2,800 ft. above sea level.

At total of 5,000 homes are scheduled to be built in 8 collections of homes. Infrastructure has been a problem in the area, however there now is a shopping center with a grocery store just to the north of Rhodes Ranch.
