This newest of all the major Las Vegas planned communities has yet to open for sales, but is well into development. It is located off the northern I215 beltway at Hualapai. It will be built on 1,200 acres and will have 36 separate neighborhoods. Focus property group, the developer, represents that the community will have strong American traditions with tree lined streets and formally planted landscapes with over 4,000 trees. There will be 3 parks the centerpiece being Providence Park (see rendering above). Providence park will span blocks and join the community together. Two additional parks will feature soccer fields, basketball and tennis courts, kids playground, picnic areas plus baseball and softball fields. There will be 7,000 homes upon completion. Over 20 builders are scheduled to participate. Note that all the newer planned communities will have substantially less in the way of grass and waterscape that one will find in the more established ones. Also expect that lot sizes will also tend to be smaller in these new communities. Providence, as of Fall 2008, is off to a fairly slow start, not unexpectedly so, given the local market conditions. There is some great pricing out here.
One of these neighborhoods, Oxford Commons, will feature what is relatively new to the Las Vegas area, three story floor plans. This is very much the ground floor for this development.
It appears that the builders at Providence are staying extremely competitive. With 2 story, 2 car garage free-standing homes, 1,500 sq. ft. + offered here at well under 200K, this is a community that should not be overlooked.

Homes offered for sale as of July 3, 2009 range in size from 1,256 sq. ft to 4,502 sq. ft. with base prices ranging from $121,490 to $446,990. Resale activity for the last 3 months reflects 11 sales ranging in price from $165,034 to $470,000. Single family home resales at Providence average $128 per sq. ft.
