|At the time of this writing, November 8, 2017, the sales activity for the previous 3 months in Peccole Ranch reflects sales prices for free-standing homes ranging from $210,000 to $525,000 with a median price of $291,000. Condominiums ranged in price from $147,000 to $194,000 over the same period. Of the 27 properties listed in Peccole Ranch, none are represented as short sales or bank owned/foreclosures. Resale free-standing homes in Peccole Ranch have a median asking price of $161 per sq. ft.|
Located directly south of Sahara Ave. from The Lakes, this community is networked with green-belts and walking paths. Many communities with many builders having participated. Both condos and homes are available in Peccole Ranch. Queensridge, is a mostly guard gated development on the north end of Peccole with many of the homes recorded as Peccole West.. Homes here are higher end production homes with also some custom homes. There are at least 5 separate Homeowners associations in Queensridge, all with their own amenities. . There is a townhome complex at the southeast corner of Queensridge called Fairway Villas. There is also a gated free-standing home development in the northeast corner, called Windsor at Queensridge. Most of the homes in Peccole Ranch, excepting Queensridge, were built from the mid 1980’s to mid 1990’s. Peccole Ranch and Queensridge are both well located on the west side of town, west of Rampart, north of Sahara and south of Charleston. Summerlin is just across the street to the west. The elevation at Peccole Ranch ranges from 2,750 ft. to 2,920 ft. above sea level.
