This development is located well off the Strip at Alta and Rampart Blvd. It overlooks the Badlands Golf Course. It is a totally different environment than that of high-rise communities in the central Strip area. Home sizes here range from around 2,000 sq. ft. to over 16,000 sq. ft. Prices range from 1.5 million. The largest homes are much larger than any available at any other high-rise development locally. The typical homebuyer here is local, often moving from a free-standing home in the same general area. At build-out it will consist of three 18-story buildings and one 14-story building. A total of 385 units will be built on 20 acres. Association fees run from .40 to .65 per sq. ft. depending on size of unit.

I show 134 homes having closed escrow here as of March 31, 2010. The first closings were Sept. 2007. Resales average $622 per sq. ft.. asking price. Several are available. Three resales have closed over the last 12 months. Current resales range in price from $650,000 to $20,974,000. Over the last three months two resales have recorded at $2,250,000 and $2,900,000. Salestraq still shows an active builder, but I have found very little activity in the way of new homes over the last couple of years.

One Queensridge place has some fabulous amenities. They include concierge service, wine cellar with private wine storage and dining area, great room with billiards, a bar and lounge area, 25-seat media room, health and fitness facilities, outdoor pool, indoor lap pool  card room and wine cellar with storage for private collections and a dining area with outdoor terrace for parties. In addition there are 3 casitas available for the use of your guests.

This is a caveat I would apply to all those local high-rise communities still selling new. There may be some jeopardy here.  See my concerns on my  high-rise directory page
