Resale list prices range from $93 per sq. ft. to $160 per sq. ft. and average $126 per sq. ft. at the time of this writing, March 31, 2010. Listing prices range from $99,000 to $265,000.  HOA fees range from .40 to .47 per sq. ft.

 The development is located near the intersection of Casino Center Boulevard in downtown Las Vegas. It is 24 stories, the tallest residential tower downtown. It features 168 loft-style and penthouse residences sized from 911 to 3,052 square feet. It is sold out with several resales available (see search link above).

The development includes a resort-style pool, a spa, track and several outdoor gathering spaces offering a vista of the entire Las Vegas Valley. Its SkyLounge is complete with a movie room, flat-screen TVs, bar and billiards area. An on-site fitness center is equipped with
state-of-the-art equipment and men's and women's locker rooms
 

Newport lofts have 10 1/2 foot ceilings, large terraces and assigned storage units. The first floor of the building will house retail outlets.
Floors two through six will be enclosed, secure parking for residents. It’s designed with the residences starting 8 stories up with each unit having a view of the Las Vegas Strip, downtown Vegas or the mountains. Oversized picture windows and terraces make the most of these views. Additional amenities include parking and full-service front desk

This older central area is home to the Arts District and has been undergoing a re-vitalization over the last few years. Union Park, a 61 acre development just west of Fremont, is becoming a reality. The Lou Ruvo Brain Institute has broken ground and the Smith Center for the Performing Arts scheduled to break ground in 2008. The World Jewelry Center with 1 million sq. ft. is in the planning stages. The World Market Center, just to the west of this is partly finished and in operation. The World Market center will have over 12 million sq. when completed.

All this development is in the general area of Newport Lofts. I have been skeptical of this and other high-rise development downtown and in some ways still am, but I do think that in the long term, Newport Lofts could turn out to be a surprisingly good investment.

This is a caveat I would apply to all those local high-rise communities still selling new. There may be some jeopardy here.  See my concerns on my  high-rise directory page
