MonteChairo has presently suspended sales. Will update status of this community when I have knowledge of any changes.
MonteChiaro will be an age restricted, gated mid-rise condo community. It is currently under construction in Summerlin, just to the west of Siena, another age restricted community. 720+ units will be built. Home sizes range from 1,432 sq. ft. to 2,915 sq. ft. These homes will have 2 bedrooms and 2-2 1/2 half baths. All units will be on one level with elevators in all buildings. Base prices, at the time of this writing, March 15, 1008 range from $359,900 to $779,900. There are two collections of homes, the Bergamo Collection and Abruzzi collection (see building styles below).
A 30,000 sq. ft. community center is planned which will include indoor pool, outdoor pool, fitness center, sauna, steam rooms, card and billiard rooms, spas and cabanas.
There will be two different building "styles" at MonteChiaro. One series of buildings will be three story with garages. Another will be four story buildings with underground parking.
This development, along with Terra Bella, in the southeast, represents a break from the conventional age restricted communities in this area. Previous to these communities, more expensive ( $300,000+) as well as larger homes have largely only been available in the the local Del Webb communities and in Siena. With Siena being sold out and with Del Webb no longer developing new age restricted communities in this area, this type of development looks to the be the future for new age restricted locally.
It looks like some of the initial releases will offer some homes with some spectacular views of the Las Vegas valley. If you have an interest in this community, please let me know. I can make sure that you are in a position to take advantage of these initial opportunities as they become available. My experience with Terra Bella is that the best view properties could have been sold many times over.
Note that Terra Bella in Anthem in the southeast, is similar to MonteChiaro, but on a smaller sale. The first move-ins at Terra Bella were in Feburary 2008. No projections yet for MonteChairo.
