Regency at Summerlin – One of the first new age restricted developments built in this area for many years. Toll Bros. is the builder. 425 homes are projected at sizes ranging from 1,600 to 2,400 sq. ft. Scheduled to commence building this year, 2015, and to open in 2016.
Heritage at Cadence – Another new age restricted community. 900 homes scheduled to be built in the planned community of Cadence in Henderson. Home sizes will range from 1,700 to 3,000 sq. ft. Scheduled to commence building this year, 2015, and to open in 2016. Represented at guard gated.
Sun City Summerlin – This project sold out in 1999. The community has over 7,900 homes. Here all the facilities, including the golf courses, are owned by the homeowners. The amenities include three golf courses, four community centers, five swimming pools (two indoors), three restaurants, club rooms, tennis courts, softball field, miniature golf, racquet ball, paddle tennis and more.
Sun City MacDonald Ranch – Located in Henderson, this community is smaller in scale than Sun City Summerlin and Sun City Anthem with around 2,500 homes, Sun City MacDonald Ranch features an 18 hole golf course, tennis courts, pool, spa and a community center. The prices here are overall a little lower than it’s Anthem counterpart. Lot sizes are on the average smaller than Sun City Summerlin and of comparable to Sun City Anthem. Note, this community was sold out as of Feb 2001.
Sun City Anthem – This is a master planned retirement community in Henderson. Over 7,800 homes have been built with the community selling out in 2009. It features a main 75,000 sq. ft. community center as well as two additional centers. One noticeable difference from Summerlin and MacDonald Ranch is that, here at Anthem, there will be golf privileges but no ownership rights to the golf courses. The up side to this is that there is no responsibility for the course either. One unique feature is that homes which are built on the golf course are often set well above the course.
Solera at Anthem – This Del Webb community is located south of and adjacent to Sun City Anthem. It is sold out as of 2009. This community has its own facilities with community center, indoor pool, exercise room and other multi-purpose rooms. Homes range between 1,142 and 1,768 sq. ft. Free-standing homes are available as well as a smaller gated area of townhomes. Tax records show 1,849 homes here.
Sun City Aliante – This Pulte/Del Webb project located in the northern part of the valley. 1900 homes have been built. Homes are between 1130 sq. ft. and 2105 sq. ft. It features a 25,000 sq. ft. community center with indoor pool, exercise room, billiards room and club rooms . Additional amenities include tennis courts and bocce ball. This is a golf course community built around a very picturesque North Las Vegas city golf course. This community closed out in 2008. The Aliante Station Casino is adjacent to this community.
Trilogy Las Vegas at Summerlin – This is the newest age restricted option in this area. 354 home are projected for this guard gated community. All will be attached homes and condos. Homes will range in size from 1,550 to 2,800 sq. ft. Shea Homes is the builder.
The Promenade – Located west of Decatur and south of Meadows Lane this is a comparatively small development. Homes are single story with two car garages. Large rear patios are a very nice feature here. Some homes are detached and some are attached, sharing a common wall or walls. This is a guard gated community. Services are very close, many within walking distance.
Solera at Stallion Mt. – This is the newest of all the local age restricted communities and is the only Pulte/Del Webb project still selling new the the Las Vegas Valley. It will is located on the east side of town, east of Boulder Highway. A total of 840 homes will be built. It will have all the typical amenities of Pulte/Del Webb projects, but on a smaller scale as this is far and away the smallest community age restricted community constructed by Pulte/Del Webb in this area.
Los Prados – This planned community is located in the northwest, north of Lone Mt. Road. It is unique in that it includes areas that are age restricted (55+) and areas that are not. It is a guard gated community with an 18 hole golf course. Additional amenities include 2 pools, recreation center and tennis courts. For a golf course community the prices are quite reasonable. Homes here were primarily constructed in the 1980’s
Las Brisas-El Paseo – This gated community is located west on Tropicana across from Spanish Trails. Most homes are in the 1400 to 1600 sq. ft. range and all are free-standing It is in fairly close proximity to The Strip/airport area. It features a beautiful pool/cabana area, clubhouse and tennis courts. This community is small compared to many of the others.
Siena – This 665 acre age restricted community is located at the southern edge of Summerlin. It is guard gated (with a small area exception) and was built in a series of neighborhoods aligning a championship golf course. This development was built by Sunrise Colony Co. Homes sizes range from 1,250 to more than 3,100 square feet. It has all the goodies; walking and biking trails, village square, lake, waterfalls, 32,000 sq. ft. community center and 15,000 sq. ft. fitness center. Quoting the builder “the undulating terrain is reminiscent of the little towns and villages in that area (Siena, Italy) and the elevated and terraced character of the land will provide homeowners with magnificent golf course, city, and mountain views”. Home construction here is now completed as of 2005, with a total of 1,946 homes
Ardiente – This is one of the two newer age restricted communities that have come on-line this year in the last few years. It is a guard gated community of approximately 750 homes anticipated at build out and is located in North Las Vegas. Homes sizes range from 1,235 to 2,353 sq. ft.
Silver Springs/Sterling – This project is located west of Boulder Highway off Russell Rd.. This community sold out in 2003. All homes are detached and free standing. Prices are the lowest of any comparable age restricted product in the Las Vegas area. Sizes range from 1,079 sq. ft. to 1,376 sq. ft.. Sun City Mesquite – This community is selling new in Mesquite, Nevada, approximately 90 miles north of Las Vegas. 3,400 homes are anticipated at this time.
Quail Estates – Lush landscaping is a distinctive feature of this community. Most, but not all units are single story and many have detached one car garages. This townhome of single story townhomes is located on the west side off of Valley View and just south of Sahara. Home sizes range from 1036 sq. ft. to 1442 sq. ft.. It is a guard gated community with amenities that include clubhouse, pool and spa.
Royal Crest – This is a high rise, guard gated development that was built in 1975. There are four six story buildings built in a semi-circle around a park like common area. Sizes range from 1045 sq. ft. to 1542 sq. ft.. Many of these units have strip views. Complex is located on the east side, not far from the strip and the Boulevard Mall. Amenities include pool, spa, exercise room, putting green and 2 1/2 acres of walking paths.
Silver Canyon – This complex was built in 1997. It is gated and located in the southeast not far from the strip, airport, university, and shopping. The buildings are two story with all units on one level. Sizes range from 1015 sq. ft. to 1200 sq. ft.. Both 2 and 3 bedroom homes are available.
Sunrise Villas – This community is the only one of the Sunrise Villas which is age restricted. It has a total of 95 homes. All of these homes were built in the late 1970’s and all are single story with attached 2 car garages. There is a large central greenbelt with 3 swimming pools. Roughly one half of the homes back up to this greenbelt. Sizes range from 1276 sq. ft. to 2118 sq. ft.. Additional amenities include clubhouse and tennis court. This is a gated community. The location is off of Eastern and is very convenient to all services. Note that I do not believe that this community is now exclusively age restricted, even though I am sure that most of the folks there are age qualified..
Terra Bella – New community located in the planned community of Anthem, in Henderson. Many units will have mountain of city views. This will be very much a resort style upscale community. Buildings will be 3 story with elevators to the second and third stories. Homes will range from 1,428 to 2207 sq. ft. This development suffered a bankruptcy but is now has been opened for sale again. It is one of the three remaining options for new homes in age restricted inside the valley.
Desert Greens – Very nice community with its own 9 home golf course in Pahrump. Lots of amenities with clubhouse, pool, spa and much more.
Desert Inn Mobile Estates – There are 3 separate communities in close proximity. Desert Inn Mobile Estates #1, #2 and #3. They are located in the eastern part of the Las Vegas valley, east of Boulder Highway, and close to Desert Inn. Homes for sale here include both the lot and the home. Most of these manufactured homes were built in the 1970’s and 1980’s. Amenities include pools, spas, saunas, exercise rooms, plus separate RV and boat parking for the homeowners in DIME #2.
Lake Mountain Estates – This community is located in Boulder City which is approximately 20 miles from the Las Vegas/Henderson area. It is unique in that many of the homes here have views of Lake Mead. The lots vary in size, many of which accommodate RV and boat parking. Lots are owned by the homeowners. Amenities include community center and pool.
Royal Ridge – This development is located on the west side of Las Vegas, just north of Tropicana and off of Decatur. Amenities include clubhouse, exercise room, pool, spa, tennis, putting green and separate RV parking. Most of the product here was built during the 1970’s.
River Mt. Estates – Located off of Boulder Highway this community is very small with only 70 homes. Some of these homes are very nice with larger lots and garages. The newest development of its kind in the valley.
