Las Vegas Manufactured Homes

The following is about a very small part of the overall market in this area.  Roughly 1.8% of all sales through the MLS over the last 12 months reflects manufactured homes.  All manufactured home properties that are listed through the MLS feature “real property” included.   In some cases the land is the only “real property”  involved and in other cases, the home itself has been legally attached to the land and both are considered real property.  This is particularly important if  regular conventional financing is going to be a factor.

Very little land inside the valley has been zoned for manufactured homes.  I do not think that there has been any zoned for this purpose since the 1990’s and most like properties that you find were zoned in the 1960’s, 1970’s and 1980’s, hence most of the existing homes are older and any newer would likely be the result of moving an older, existing home off the property and putting a new one on.

In my desire to provide a full representation of the homes, communities and property types available in this area I do, on my web site, show quite a bit of information on manufactured homes.  Even though I do not specialize in this product, I do get many related inquiries.

It is an attractive option for some.  The median selling price for a manufactured home with the land, over the last 12 months, was $70,000. You can certainly get a condo for that kind of money, but a manufactured home on its own land, without the close proximity of units in condo or town home development does offer some a more attractive option.

There are manufactured homes in senior parks, family parks, in developments with common area amenities and developments without amenities. There  is truly much to choose  from.  I do have links from my age restricted communities page to many of these communities.  There also are links to developments that are not age restricted.  Examples would be Rose Garden Estates, Regency Village and Desert Inn Estates.
