Las Vegas planned community


Focus Property Group, along with a consortium of home building companies including KB Home, Kimball Hill Homes, Meritage Homes, Pulte Homes, Ryland Homes, Toll Brothers Homes, US Home/Lennar and Woodside Home, was the successful bidder for 1,712 acres of land at the February 2005 BLM auction. This area is interesting an unique, right at the intersection of Kyle Canyon Rd and the I 95 in the northwest corner on Las Vegas.

As of February 2008, the Las Vegas Journal has represented that the master developer , Focus Group, has stopped paying interest on their outstanding loans. What arrangements they may make with their lenders and how that may affect future development remains to be known.

This development is expected to have around 15,000 homes at completion. The developer's downtown area will be centered around a long narrow park. This area will be about 60 ft. wide and 3/4 of a mile long. It will have one way streets on both sides. Condos and apartment buildings will surround the center of the development. These condos and apartment buildings will mostly be 5 stories tall with some perhaps 8 stories. Housing density will decrease the farther from the center of the development homes are. The most spacious neighborhoods will have four or five houses per acre.  Open spaces in the development include two natural arroyos, which are natural storm-water washes. Shopping areas as well as a casino are also planned. Elevation above sea level should range from 2,750 ft. to 2,875.  Kyle Canyon Getaway will be an interesting development built in an interesting location. I will at some point check the distance from the center of the strip, but my estimate will be 25 miles. The present ingress and egress from the center of  Las Vegas to this area is the I95. A proposed outer beltway when constructed, could alleviate traffic problems that exist to some degree on the I95 now.

Infrastructure improvements were slated to begin in Summer 2006, with the first homes completed in late 2007. The eventual start dates of this planned community are non known at this time, February, 2008. I expect it to be market driven and will come on-line as the local housing market improves.
