There will be few Juhl Lofts resales on the market at this time, but what is available

This loft style development is at the intersection of
Bonneville and Fourth St. between the Arts District and Freemont St. Experience.
See photo, Soho Lofts in the background. It is 6 to 15 stories and has 341 units.
Home sizes range from 584 to 1,728 sq. ft. Over 100 different floor plan
variations are available. The first units, 35 in all, have now closed
escrow at prices ranging from $185,000 to $752,500 as of October 24, 2011. No
sales since September 2009. The HOA fees are anticipated in the range of .35 to .40 per square
foot – includes water, gas, trash, cleaning of inaccessible windows and use of
amenities.
Development amenities include two story fitness center, rooftop pool, spa and
viewing deck, covered gated parking and
lobby floors of clear glass. There will be 13 retail store fronts for shops, cafes and other
services on the bottom floor.
Unit amenities include granite slab countertops, European maple cabinetry,
stainless steel appliances, low emission glass windows
category 5e data wiring and RG6 quad-shield cabling for high-speed internet.
This was the first four high-rise developments active north of Sahara. Soho
Lofts, Newport
Lofts and Streamline Towers are the others. This older
central area is home to the Arts District and has been undergoing a
re-vitalization over the last few years.
Union Park, a 61 acre development just west of Fremont, is becoming a reality. The Lou Ruvo
Brain Institute is now finished and the Smith Center for the
Performing Arts will hopefully break ground in the near future. The World Jewelry Center with
1 million sq. ft. is in the planning stages. The World Market Center, just to
the west of this is partly finished and in operation. The World Market center
will have over 12 million sq. when completed.
All this development is in the general area of Juhl Lofts. I have been skeptical
of this and other high-rise development downtown and in some ways still am, but I
do think that in the long term, Juhl Lofts could turn out to be a surprisingly
good investment. Call me or email me it you need more information. If I
represent you in a purchase here, my services to you are free, the builder pays
my fees and you pay no more.
