This is a brand new planned that has opened for sales. In the way of background, Focus Property Group purchased this land at a BLM auction a couple of years ago, at what was at the time the highest price ever paid per acre for a parcel of this size. In order for this investment to pay off it has been necessary to configure this project so that they can build more homes per acre than has been necessary in the past. The new philosophy is sometimes called 'new urbanism" or "neo-traditional" This will involve smaller lot sizes in conjunction with extensive common areas.
After observing the initial construction of this community, it is my opinion that this concept is the future for true planned communities in this area. This is not just building houses closer together and throwing in a couple of parks. This is a totally new concept and esthetic. It truly does have an urban feel. I like the idea that you will be able to walk to one of these parks, walk your dog, have a cup of coffee, read the newspaper, visit with neighbors or have a sandwich.

This is the first of many planned village parks at Inspirada. Included are
common area facilities, a lit walking trail around the perimeter of the park as
well as a few retail locations for likely coffee shops, sandwich shops,
mini-markets and such.
This community is 2,000 acres in all with seven villages to be constructed, each will be 200 to 250 acres in size. There will be an approximately 300-acre city center filled with restaurants, shops, offices and other commercial amenities. The builder represents that no matter where a person lives in Inspirada, they are within a pleasant walk from one of the many community parks. Streetscapes dominated by garage doors, according to the developer, do not exist at Inspirada. Innovative architectural guidelines compel other approaches to parking, so streets are characterized by the beauty of architecturally designed homes. This really looks to be a radical departure from what has been previously built in the Las Vegas Valley. Their "live work homes" with a commercial store front downstairs and living areas upstairs is totally unique to this area. I have seen some development where condos are built over commercial, but not where the living and working areas are combined. The builders participating at Inspirada will be Beazer, KB Home, Kimball Hill, Meritage, Pardee, Toll Bros. and Woodside.
The development of this community will be market driven. I do not believe that construction has proceeded as quickly as originally anticipated. I do think that, given the location and the planned amenities, that this community will eventually flourish. As of February 2008, the Las Vegas Journal has represented that the master developer, Focus Group, has stopped paying interest on their outstanding loans. What arrangements they may make with their lenders and how that may affect future development remains to be known. Additional communities are coming on-line irrespective of this issue.
| As of May 3, 2008, Toll Bros., KB homes and Meritage have opened for sale. Free standing homes presently range from 1,524 sq. ft. to 4,005 sq ft. with base prices ranging from $191,990 to $559,950. Condo and townhomes range from 1,406 sq. ft. to 2,817 sq. ft. with prices ranging from $188,990 to $415,950. As more homes become available and more developers come on-line I will update this information. Toll Bros. have taken some large price reductions here over the last 30 to 90 days. Free standing homes reduced 21%+ and condo/townhomes even more, some at 36-37% off. |
Note that the developer's of this community just received a zoning change for land in the center of this community that will allow for casino/hotel.
This is a conveniently located development. It is east of the I15 in the southern part of the valley. Commute to the strip area and airport should be relatively short. Infrastructure should be thin for awhile. Closest grocery stores and such will probably, for now, be just to the east of Seven Hills and south of Anthem. Both communities are just east of this new development.
