Homeowner Warranties and Home Inspections

Home inspections and homeowner warranties offer protection and piece of mind to both home seller’s as well as buyer’s. While neither inspections or warranties are required by law, they are a normal part of most residential real estate transactions in the Las Vegas area.

Homeowner Warranties

This is basically an insurance policy providing coverage to the buyer, as well as potentially to the seller during the listing period. It provides for repair or replacement of an existing home’s covered mechanical systems and appliances. Normally the coverage is for the period of one year. The nature of the coverage differs from company to company and is also dependant on the extent of the coverage purchased. The policy is normally, but not necessarily, provided by the seller.

As a seller you can help protect yourself by avoiding unexpected bills during the time your home is on the market and by reducing your after-sale liability. Normally there is no out-of pocket expense for the basic policy coverage until closing, unless you require a repair.

As a buyer there is understandable anxiety in anticipating the purchase of a previously owned home. This anxiety can be lessened by knowing that many of your mechanical systems and appliances are covered.

Home Inspections

Home inspections have, in this area, become an integral part of most residential real estate transactions. The home inspection is done by a licensed inspector and this inspection is usually paid for by the buyer. Normally the purchase is contingent on the results of the home inspection. This inspection usually covers structural areas, mechanical systems and appliances. Home inspections are done on resale homes, but are also available for new homes.

As a buyer, you have the peace of mind in knowing that a professional inspector has examined the home you anticipate purchasing and has submitted to you a comprehensive written report regarding the condition of said home.

The advantage to the seller, as in the home warranty, is that you reduce your after-sale liability.

I have many anecdotal stories as to how valuable home warranties and home inspections are. I have personally benefited from a home warranty policy and many of my buyer’s as well as sellers have also benefited. Home inspections routinely expose problems and potential problems on homes that are under consideration for purchase.
