Boulder City is unique in many ways. It is close to the Las Vegas/Henderson area (23 miles), but is vastly different. It is the only city in Nevada where gambling is illegal. It is the only city in the area that does not pride itself on rapid growth. It established a limited growth policy in 1979 and has rigorously maintained it. As of 2007 there are just over 15,000 residents.

Real estate in Boulder City is unique also. There is very little new construction. It is largely limited to custom homes and some condominiums. Product here varies from bungalow style homes originally built to house the workers at the dam to custom homes out toward the lake. Homes are priced perhaps slightly higher than Las Vegas, and as most any Boulder City resident would contend, they are worth every penny.

This is a small town with a small town atmosphere. The streets are clean and the parks are beautiful and tranquil. I like this city a lot. As of this writing, August 18, 2010, sales activity for the last 3 months reflect prices for free-standing homes ranging from $83,250 to $659,900. The median sales price was around $232,000. Of the 162 properties currently listed, 40 are represented as short sales or bank owned/foreclosures. Free-standing homes have a median asking price of $159 per sq. ft.

Boulder City residents have had, and I believe still have, some unique home financing options available to them through the Boulder City Credit Union. What it involves is some sort of profit sharing arrangement whereby there is a year end distribution of profits to those who have financed homes through them.
