Las Vegas age restricted, qualified community

Ardiente is one two newer age restricted communities that have come on-line over the last couple of years, Solera at Stallion Mountain being the other.  This community is in North Las Vegas just south of the 215 beltway and west of the I-15.

A new builder is now at Ardiente. Shay Homes has opened a temporary sales center on April 5. Three models are now available. Home sizes are  1,406, 1,583 and 1,928 sq. ft with pricing from $159,990 to $209,990. Shay Homes represents themselves as the first builder in the United States to introduce green, eco-friendly elements as standard, not optional, features. They also represent that Green Certified homes with green features and solar power systems will be available on all homes. This is one of only three age restricted communities still selling new homes. The other two being Solera at Stallion Mt. and Terra Bella, a mid-rise development in Anthem.

A total of 9 single story floor plans have previously been built by Centex Homes ranging from 1,235 to 2,775 sq. ft.  At the time of this writing, March 26, 2010, 265 homes have been completed. They were built between 2006 and 2008. This is a guard gated community with six parks, a recreation center with exercise and craft areas, two swimming pools, spa, bocce and tennis facilities. Additional amenities include putting an chipping greens. The original builder, Centex, has ceased sales here with the community well under 1/2 complete.

The elevation at Ardiente is approximately 2,000 ft. above sea level.

Pros and cons for Ardiente include the following, in my opinion:   The commute to the center of the strip/airport area is fairly easy with close access to the I-15.  Ardiente does not have any Land Improvement Assessment fees.  This is a small guard gated community so it should be good security wise with an officer roaming the neighborhood as well.  Ardiente promotional material puts it as "lock-and-leave lifestyle perfect for age-qualified residents".  On the con side, it is not part of a master planned community and as such it will be surrounded by subdivisions without the protections and amenities usually associated with master plans.  Homeowner Association fees may be a little higher than most of the other new options in age restricted, in that it will be guard gated. Also, the fact that the original builder as ceased sales here is not a positive. That fact that a new builder is in place is good. All common area amenities were finished by the original builder, Centex.

The community center at Ardiente is a real jewel. It seems more than adequate for the size of the community and has a real country club feel to it. For veterans, there is a new Nevada Veteran's Administration Medical Center being constructed 1 1/2 miles from Ardiente. This will include  a hospital, outpatient clinic and long term care facility. There is also a 55,000 sq. ft. commissary at Nelllis Air Force Base 3 miles to the east.

At the time of this writing, August 18, 2010, resale sales activity for the last six months reflects prices ranging from $95,000 to $219,900. Of the 5 resale properties currently listed, 1 is represented as short sales or bank owned/foreclosures.  Resale free-standing homes have a median asking price of $80 per sq. ft.
