This new community is built by Pulte/Dell Webb in Mesquite, Nevada. This master plan is approximately 2,014 acres in size. Sun City Mesquite is being built within this master plan on 812 acres. Also included will be 167 acres of conventional housing without age qualification. An 18 hole Gary Panks designed golf course will be the central feature of this community. The golf course is scheduled to be completed by early 2008. The community center is now open and complete. Additional features will include parks, walking trails, shopping centers and an elementary school. Upon completion, this community is projected to have 4,600 homes, including 3,600 homes in Sun City Mesquite. The grand opening for the public was June 16th, 2007, with models now completed. The first homeowners have already taken occupancy. The community center is now open. I drove the community with my GPS and found that the elevations of the current construction at this community range from 1,750 ft. to 1,850 ft. above sea level.
Construction has finished on the models and sales center. The recreation center is now completed.

Sun City Mesquite will have 12 single story home designs ranging from 1,241 to 3,116 sq. ft. Base prices range from $189,990 to $394,990. I have driven the area several times. It will be a beautiful community with great mountain views and wonderful topography. Many lots will be at elevation, looking down into the community as well as out into the valley. Pulte Del Webb has made several price adjustments since opening. At the time of this writing, February 9, 2008, prices are substantially lower than the prices which were announced when the community opened for sale. Pulte Del Webb has also started some spec homes, homes started but not yet sold, including some ready for occupancy. This is a new and very interesting option to other age restricted communities, Del Webb and otherwise, presently available in the Clark County, Nevada area. It may also appeal to prospective buyers that may otherwise pick another location in the southwest. I would guess that the travel distance from this community to the strip/airport area in Las Vegas to be around 100 miles. Pulte represents 80 miles to Las Vegas and that probably is correct, but that would likely not be from the site of the community to the most likely destinations in the Las Vegas area. Mesquite is also around 30 minutes from St George Utah, a larger and more developed community with shopping and other services that Mesquite lacks at this time. Mesquite itself is a nice clean city with mostly newer construction. In the mid 1980's Mesquite was a relatively quiet farming community with a few businesses catering to the travelers along I-15. The population at that time was around 800 people. The population has increased to around 10,000 with most of that increase coming within the last 10 years. With the anticipated Pulte project and other building projected, the population over the next 5 to 7 years should more than double. The weather in Mesquite is similar to Las Vegas with summer and winter high temperatures about the same. Night time lows are somewhat cooler in Mesquite.
With the rapid growth of Mesquite over the last few years, much of the residential and commercial here is very new. There is a great deal of new commercial development, particularly on the west side of I-15.
There is quite a bit of development in the area of Anthem, Mesquite (master plan being called Anthem). A new hospital is within a mile of the community. A mixed use retail/residential development, "Solstice", has broken ground next to the hospital. It will be similar to "The District" in Henderson. It will feature a "pedestrian friendly" main street with stores on both sides and condos above the stores. A new hotel/casino is also planned as part of this development.
Sun City Mesquite is anticipated to be, from an amenity and lifestyle prospective, very similar to Sun City Anthem in Henderson, Nevada. A large recreation center is planned for Sun City Mesquite as well.
Pulte paid, according to tax records, around $40,000.00 an acre for their land here. Equivalent land inside the Las Vegas Valley would have run them over $500,000.00 an acre. This very well explains the move in this direction. According to reports, they also looked at land in the Pahrump area as well as in eastern Arizona before deciding on Mesquite.
Additional projects anticipated in the Mesquite area are Highland Vistas another age qualified community as well as Mesquite Estates. Both communities anticipate around 1,000 homes each. Highland Vistas is now selling in the same general area of Anthem. At the time of this writing, they are offering 8 floor plans ranging in size from 1,585 to 3,021 sq. ft. Prices range from $319,400.00 to $539,800.00. Highland Vistas is built around and in the proximity of the Falcon Ridge golf course. They offer some nice floor plans and lots, but will not have the common area amenities of the new Del Webb/Pulte development.
