Del Webb undertook a huge project at Anthem Las Vegas, Henderson ( over 4,700 acres). Go south on Eastern Blvd. as far as you can go and you are there. The initial construction involved Coventry Homes, Anthem Country Club and Sun City Anthem. Sun City Anthem alone has over over 7,000 homes. Coventry Homes is a family community. Anthem Country Club is much the same as Red Rock Country Club on the west side. There is a country club here with golf and social memberships available. Other builders are also active in the Anthem area. Note: Solera, a second age restricted option in Anthem, is now sold out. For more information on Solera click here. The Club Madeira is a Del Webb family community that has been building for a few years in Anthem. It is guard gated and has a community center with pool, tennis and activity rooms. Some lots have strip and mountain views. It is south of the present homes/construction at Anthem. Pulte is the only other active builder in Madeira Canyon.

As of January 3, 2012 their are two communities selling new in Anthem, Terra Bella, a mid-rise age restricted community and Glengarry a KB home development. Prices range from $169,490 to $445,650. New free-standing homes in Madeira Canyon range in base price from $159,990 to $554,990. Sizes range from 1,762 sq. ft. to 4,547 sq. ft. Note also that Pulte and Pulte/Del Webb are the only active builders remaining in Madeira Canyon. Resale prices for the last 90 days for free standing homes ranged from $117,500 to $1,350,000 with 143 homes sold at a median price of $227,000. Of the 193 properties currently listed for sale, 85 are represented as short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $117 per sq. ft.

One word of caution, the traffic on Eastern, south of the 215 beltway can be very congested. As far as I can tell this is the main practical ingress and egress from these communities for anyone headed to the airport or to most other areas of Las Vegas. With many of these communities still building, it is worth considering what the traffic will be like in a few years. With the development next door of Inspirada, there may be more options in and out of this area in the future, particularly to the west and the I15.
