Resale list prices range from $160 per sq. ft. to $401 per sq. ft. and average $212 per sq. ft. at the time of this writing, October 24, 2011. As of this date 375 properties have closed escrow. I show 430 units projected. There have been 55 sales since January 1, 2011 at prices ranging from $73,500 to $427,701.

HOA fees run .40 to .50 per square foot.

Originally two towers were projected. Only one was built and that is finished
404 units on 41 floors.  There are a number of resales (see above link). Units range from 671 to 4,400 sq. ft with 15 floor plans in all. This is the tallest residential tower in Las Vegas. It is located two blocks west of the Strip on the north side of Sahara. Many units at Allure Las Vegas feature a balcony/terrace.

Features include five high speed elevators, private outdoor pool area surrounded with private cabanas, fitness facility with individual wellness programs, business center with Wi-Fi, library, private outdoor pool area, cabanas, club room with catering kitchen,
fitness center, business center, Wi-Fi internet lounge, media room, conference facility, club room with catering kitchen and wine cellar.

Additional amenities include 24-hour doorman, 24-hour security, valet & concierge service.

 Hilton Grand Vacations and Sky Las Vegas are part of this shift in development to the north end of the Strip.

 

This is a showcase of a few of the currently listed homes in Allure. This information is updated every 24 hours.

The very first hotel on Las Vegas Blvd, El Rancho Vegas, was just across Sahara and one block east of this site.  I like location which is north of most of the Strip hotels. This area is not quite as congested. Easy access off of Sahara to the I15 or shopping.

This is a caveat I would apply to all those local high-rise communities still selling new. There may be some jeopardy here.  See my concerns on my  high-rise directory page
