Aliante Las Vegas

Aliante is the one of the newest of the local major planned communities. It is located in North Las Vegas, west of Decatur. If you were to stand at the center of the strip, looking north, Aliante will be approximately 18 miles directly ahead of you and slightly to the left. The commute to Aliante from that same position on the strip will be quite a bit longer due to Aliante being located between two major freeway systems, the I15 and the 95. First, you have to go either east or west to the freeway and then south towards town. The elevation ranges from 2,196 ft. to 2,264 ft. above sea level.

Aliante is being built on approximately 1,905 acres. To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres (approximately). In Aliante, 7,000 homes and 20,000 residents are projected at build-out. Del Webb's Sun City Aliante is one of the communities, with KB Homes, Pulte, D.R. Horton and Pardee Homes also participating. Prices for new free-standing homes as of May 3, 2008 range from $275,950 to $508,323 with home sizes ranging from 1,629 sq. ft. to 4,449 sq. ft.. Condo/townhomes are available from $181,990 to $238,990.Builders are now offering, in many cases, financial incentives that do not reflect in the base pricing. Resale prices for the last 90 days, for free standing homes, ranged from $147,500 to $480,000 with a total of 86 properties sold. The median sales price was around $265,000. Out of the 292 properties currently listed for sale in Aliante, 182 are represented as short sales or bank owned/foreclosures.

Planned amenities and those currently in place include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. This community does feature great common area landscaping and facilities, similar to Summerlin, 7 Hills and Green Valley Ranch. About 22% of the land (428 acres) is designated for recreational and public purposes, including a municipal golf course. The golf course is finished and ready for play. Station Casinos has broken ground on a $600 million dollar hotel/casino February 2007. Park Highlands, a new even larger planned community will come on-line in the future east of Aliante and north of the 215.

Two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library and commercial development. If you don't mind some commute to work or the strip/airport area, then I think this is a realistic choice. There is a nice investment in common area facilities and there is the protection of a major planned community.

Club Aliante is now completed. Built by Del Webb this guard gated, family friendly community, features a private fitness club and tennis courts. 325 homes in this community. Club Aliante is located on the north side of the I215, next to Sun City Aliante.
