Aliante is built on approximately 1,905 acres. To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres (approximately). In Aliante, 7,000 homes and 20,000 residents were projected at build-out. Last I checked, the new home options are about gone at Aliante.
|At the time of this writing, May 11, 2013, resale prices for the last 90 days for free-standing homes ranged from $111,200 to $355,000 with a total of 96 properties sold. The median sales price was $209,000. Of the 38 properties currently listed for sale in Aliante, 11 are represented as short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $105 per sq. ft.|
Planned amenities and those currently in place include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. This community does feature great common area landscaping and facilities, similar, but not quite as extensive as those in Summerlin, 7 Hills and Green Valley Ranch. About 22% of the land (428 acres) is designated for recreational and public purposes, including a municipal golf course. The golf course is finished and ready for play. A major shopping center finished u at Aliante with a grocery store, restaurants banks and assorted other retail options. The new casino, Aliante Station has now opened, with several restaurants as well a multi-screen cinema complex . Park Highlands, a new even larger planned community will come on-line in the future east of Aliante and north of the 215. Park Highlands looks to have been indefinitely postponed, at this time..
Two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library and commercial development. If you don't mind some commute to work or the strip/airport area, then I think this is a realistic choice. There is a substantial investment in common area facilities and there is the protection of a major planned community. Most of the "big box" retail options are now available within 5 miles of Aliante, along the SR215 corridor.
Club Aliante is a guard gated option in this area. Built by Del Webb this guard gated family friendly community features a private fitness club and tennis courts. 325 homes in this community. Club Aliante is located on the north side of the SR215, next to Sun City Aliante.
