Aliante is the one of the newer of the local major planned communities. It is located in North Las Vegas, east of Decatur. If you were to stand at the center of the strip, looking north, Aliante will be approximately 18 miles directly ahead of you and slightly to the left. The commute to Aliante from that same position on the strip will be quite a bit longer due to Aliante being located between two major freeway systems, the I15 and the 95. To commute to the center of Las Vegas from Aliante, first you would have to go either east or west to either freeway and then south towards town. The elevation ranges from 2,196 ft. to 2,264 ft. above sea level.

Aliante is built on approximately 1,905 acres. To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres (approximately). In Aliante, 7,000 homes and 20,000 residents were projected at build-out. The new home options are gone at Aliante.
|At the time of this writing, January 7, 2019, resale prices for the last 90 days for free-standing homes ranged from $225,000 to $522,000 with a total of 59 properties sold. The median sales price was $332,000. Of the 59 properties currently listed for sale in Aliante, two are represented as short sales or bank owned/foreclosures. Resale free-standing homes have a median asking price of $147 per sq. ft.|
Planned amenities and those currently in place include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. This community does feature great common area landscaping and facilities, similar, but not quite as extensive as those in Summerlin, 7 Hills and Green Valley Ranch. About 22% of the land (428 acres) is designated for recreational and public purposes, including a municipal golf course. The golf course is finished and ready for play. There is a major shopping center finished at Aliante with a grocery store, restaurants banks and assorted other retail options. A casino, Aliante Station, is close by, with several restaurants as well a multi-screen cinema complex . Park Highlands, a new even larger planned community will come on-line in the future east of Aliante and north of the 215. Park Highlands looks to have been indefinitely postponed, at this time, there are now some signs of activity at Park Highlands.
Two elementary school sites and a middle school site have been proposed, while sites have been set aside for a fire station, library and commercial development. If you don’t mind some commute to work or the strip/airport area, then I think this is a realistic choice. There is a substantial investment in common area facilities and there is the protection of a major planned community. Most of the “big box” retail options are now available within 5 miles of Aliante, along the SR215 corridor.
Club Aliante is a guard gated option in this area. Built by Del Webb this guard gated family friendly community features a private fitness club and tennis courts. 325 homes in this community. Club Aliante is located on the north side of the SR215, next to Sun City Aliante.
