Resale list prices range from $176 per sq. ft. to $1,416 per sq. ft. and average
$437 per sq. ft. at the time of this writing, March 31, 2010. The average
sq. ft asking price in January 2008 was $1,026 per sq. ft. Currently listed properties range in price
from $125,000 to $1,975,000. HOA fees range from
.90 to 1.10 a month per sq. ft. This is an approximation and subject to change.
Over the last three months the MLS shows 48 sales at prices ranging from
$125,000 to $540,000
Financing has been a big problem facing any potential buyer for this development
or any of the other hotel/condo projects. I am presently working on a sale that
could represent some change in this. Will update this information when there is
any change. Hotel/condos, given their greatly reduced prices, are starting to
make some sense, from an investment perspective. Using information from the
property managers, it looks like the average rental income exceeds the monthly
association fees by enough that, again, given the reduced pricing, it looks like
it might be a good potential investment.
This development consists of three, identical, other than for decor, 40-story
condominium-hotel towers with 16 residences per floor and 576 in each building.
It is currently the only existing condominium-hotel connected to a major
resort on the Strip, that being the MGM Grand. Only two floor plans are
available, a 520 sq. ft studio and a 874 sq. ft. one bedroom. It is a
hotel/condo and as such would participate in the on-site rental program. This
can be an attractive option for those individuals that spend considerable time
in Las Vegas but do not want the expense or hassle of a conventional condo
situation. This has been far and away the biggest success story of all local
hotel/condo developments. It was built by Turnberry, a major high-rise developer
in this area in conjunction with the MGM. The project is now sold out, but many
resales are available (see link above).
Each suite features a deluxe king-size bed, marble and granite bathrooms with
dual-sink vanities and Jacuzzi-brand whirlpool tubs. Additional unit amenities
include high-definition flat-screen televisions, high-speed wireless internet
service and DVD/CD players. Most suites feature private balconies with views of
The Strip and surrounding mountain landscape.
Each tower features amenities such as 24-hour front desk and concierge service,
in-suite dining, a guard-gated security entrance into the community,
state-of-the-art fitness center, private swimming pool and a lobby lounge.
Residents can access MGM Grand and its amenities via an enclosed moving walkway.
Residents also have access to the amenities at MGM Grand including its
171,000-square-foot casino, a outdoor pool complex with five swimming pools and
private cabanas and the Grand Spa with 30 treatment rooms.
Other condo hotel options include Platinum, Palms Place, the Trump Tower, Vdara
at City Center and
possibly The Cosmopolitan.
