How to set up 1031 tax deferred exchange
Before you close, your Accommodator will need just two
things to set up your exchange.
1: A
copy of your signed and accepted Earnest Money Agreement or Purchase and Sale
Contract.
In
your best interest, there is some sample
language I recommend you include in your Earnest Money Agreement or Purchase
and Sale Contract. The IRS does not require that this language be included, but
I suggest you include it for your own benefit.
2: The
name and phone number of the Title and Escrow Company or Attorney handling your
closing. They will need to request a copy of the Preliminary Title Report.
Your Accommodator will need
to be in close contact with the Escrow Officer or Closer you will use to handle
your closing. She/he will give them instructions on how to structure your closing
for a tax-deferred exchange.
